22 new units are proposed for East Lismore

East Lismore will see the development of 22 new units on three separate sites under plans developed by the NSW Land and Housing Corporation in a step towards more high-density living.


A NSW Government letter has been sent to some East Lismore residents informing them of plans to redevelop the housing sites at 1-3 Walker Street (two homes) and 2-4 Caldwell Avenue (two homes).



The proposal is to build a new two-storey development that will include 8 x one-bedroom units and 8 x two-bedroom units, and 12 on-site car parking spaces, so 16 homes in total.




The other 6 units are a redevelopment of a social housing site at 195-197 Dibbs Street (two homes), approximately 100 metres from the WalkerAvenue/Caldwell Street sites.



That redevelopment will see 4 x two-bedroom units and 2 x three-bedroom units, and 7 on-site car parking spaces.


Both projects will include landscaping and fencing.



The NSW Land and Housing Corporation is seeking community feedback on the detailed plans.


"We invite your feedback, which will be carefully considered by our design and planning team as part of the assessment of this project and where possible, we will incorporate your feedback in the designs."



The same feedback is sought for the Dibbs Street project, "At this stage, we are seeking your advice on anything you think will help inform the detailed design for the new development at 195-197 Dibbs Street East Lismore, along with any other important local factors."


While we know the Dibbs Street units will be used for social housing, the use for the Caldwell Avenue/Walkers Street units is unclear. The wording on that letter says, "redevelop the housing site" while Dibbs Street was very clear, "redeveloping the social housing site."


The Lismore App spoke to the media team and emailed two questions to Minister for Housing Rose Jackson at lunchtime Friday.


  1. What is the purpose of the new unit development at Caldwell Avenue and Walker Streets?
  2. The letter says the funding is from the NSW Government's $150 million Northern Rivers Flood Recovery Program.


The Lismore App had not received a response by the 5pm Sunday deadline but did receive an email response at 6:26pm saying we would receive a response later today.



At this stage, no response only leaves more questions, such as:

  • Will they be offered as affordable housing options for flood-affected residents?
  • Will they also be reclassified as social housing? the same as Dibbs Street.
  • Will they be used to house renters displaced from the big flood and living in pod villages?
  • What is The $150 million Northern Rivers Flood Recovery Program? The only fund with that amount was the federal government's $150 million Northern Rivers Recovery and Resilience Program.


Member for Lismore Janelle Saffin said she does not know what the projects are for but added, "The more housing we can have, the better."


If our local member doesn't know what is going on, what chance do we, the residents of Lismore have?
